








Marsa Al Arab
Scheduled to open in 2023, Jumeirah Marsa Al Arab is the latest ultra-luxury resort in Jumeirah’s portfolio—and a statement property to complete their oceanic trilogy.
Joseph Engineering Services was engaged by the project’s main contractor, ASGC, to the BIM scope of work on the project’s drywall packages in compliance with the consultant directed BEP. With the project progressing at a rapid pace, our blended resource model meant we could deliver high volumes of work with fast turnaround times, helping the contractor maintain their tight delivery schedule.
As a result of the successful delivery, ASGC further engaged JES to take on additional deliverables, expanding our work to majority of the Architecture and a large portion of the structural BIM packages, including, ceilings, flooring, interior design fit out and joinery— while also recommending our BIM services to all their subcontractors and even their ID consultant HBA and sister company ASI.
The success of our BIM methodology allowed us to seamlessly collaborate with the consultants, contractor and subcontractors, unifying the project’s BIM standards to capture all of the asset’s data in one collaborative model.
Technical delivery
For the initial drywall package, we implemented our BIM methodology to create each drywall as an asset type. This helped the consultant and contractor better understand the drywall designs across each of the hotel’s subdivisions, ceilings, and joinery assets, with the model showing everything from the quantity and cut length of the frames, to drywall board thicknesses, to fire and sound requirements—while also producing accurate shop drawings for the fabrication team.
